IndonesianForecast, JAKARTA — The Workers’ Housing Savings Management Agency (BP Tapera) will review the selling price of subsidized housing in Bali due to significant land price increases.

BP Tapera Commissioner Heru Pudyo Nugroho stated that the high cost of land in Bali is a critical issue requiring serious follow-up.

“We will propose that the issue of expensive land in Bali be further studied as a basis for adjusting subsidized housing prices by the Ministry of Housing and Spatial Planning (PKP). This is aimed at ensuring the continued provision of housing for low-income communities (MBR) without being hindered by market conditions,” he said in a statement on Wednesday (11/26/2025).

Given the significant escalation in land prices, reviewing the adjustment of subsidized housing prices in Bali is an important step to ensure low-income communities still have access to decent and affordable housing.

BP Tapera remains committed to synergizing with the central government, local governments, and developers to ensure the sustainability of subsidized housing supply in Bali.

Director General of Urban Housing at the Ministry of Housing and Urban Areas, Sri Haryati, added that the government is currently reviewing housing provision policies in urban areas. With continuously rising land prices, vertical housing based on Housing Financing Liquidity Facility (FLPP) funding will be one of the strategic solutions.

“We appreciate the initiative by the Tabanan local government for waiving Land and Building Acquisition Tax (BPHTB) and Building Construction Permits (PBG) for MBR. There is a KUR housing program scheme with a 6% interest rate and a cap of up to Rp5 billion, which can be revolving up to Rp20 billion. There is also a commitment to renovate 29,000 housing units through corporate social responsibility (CSR) funding from various companies,” she said.

Tabanan Vice Regent I Made Dirga noted that Tabanan serves as a supporting city for Badung and Denpasar, leading to increasing housing demand. The local government hopes FLPP and BSPS programs can be continuously expanded to broaden community access to decent and affordable homes.

Bali Governor Wayan Koster revealed that housing needs in Bali remain very high. The housing ownership backlog in Bali reaches 32,000 units, with 22,000 substandard housing units (RTLH).

CEO of Griya Multi Jadi Housing, I Gede Suardita, said the high land prices in Tabanan Regency have become a major challenge for developers, causing the supply of subsidized housing to fail to meet high demand.

“We hope for an adjustment in the selling price of subsidized housing in Bali so developers can continue to sustainably provide housing for low-income communities,” he said.
